Terms of Service
Last updated: 15 August 2026
1. The terms and the agreement
These terms apply to the samvaro.se website and the Samvaro service, provided by Nyotic AB, reg. no. 559593-8969 (”we”). The service is aimed at Swedish housing co-operatives (bostadsrättsföreningar). The association is the customer and contracting party under the customer agreement entered into with us; individual users get access through their association.
By using the service you accept these terms. Where the terms exist in several languages, the Swedish version prevails.
2. Accounts
Your account is personal. You are responsible for keeping your login credentials safe and for what happens under your account, and you must provide accurate information. If you suspect unauthorised access to your account, notify us or your association as soon as possible.
The association is responsible for administering its users: who is invited, what roles they have, and keeping permissions up to date.
3. Acceptable use
The service may only be used for the association's activities and in accordance with applicable law. It is not permitted to:
- publish content that is unlawful, offensive or infringes anyone else's rights
- attempt to circumvent the service's security or access data beyond your own permissions
- disrupt or overload the service, or use it to send unsolicited mass messages
- copy, derive from or resell the service or any part of it
4. The association's content and personal data
The association and its users own their content in the service. We may only process the content in order to provide, maintain and improve the service.
The association is responsible for having the right to process the member data it enters into the service. For personal data processed in the service, the association is the data controller and we are the data processor, as governed by the data processing agreement that forms part of the customer agreement. See also our privacy policy.
5. Intellectual property
The service, including the platform, the Samvaro trademark, its design and code, belongs to Nyotic AB. These terms grant no right to copy, modify, derive from or resell the service or any part of it, beyond the use required to use the service as intended.
6. Availability and changes to the service
We aim for high availability but do not guarantee that the service is free from interruptions or defects. Planned maintenance is scheduled, where possible, for low-usage hours. We develop the service continuously and may add, change or remove features; material degradations are notified to the association in advance.
7. Limitation of liability
The service is provided as is. Except as required by mandatory law, we are not liable for indirect or consequential damages, such as lost savings or loss of data caused by circumstances outside the service.
Our total liability over any twelve-month period is limited to the fees the association has paid for the service during the same period. These limitations do not apply in cases of intent or gross negligence, and do not affect liability that cannot be excluded by law.
8. Suspension and termination
The contract period and termination are governed by the customer agreement. We may suspend users or terminate the agreement if these terms or the customer agreement are materially breached and the breach is not remedied within a reasonable time after notice. In case of serious misuse, a security risk or legal requirement, we may suspend access immediately.
When the agreement ends, we help the association retrieve its data in a machine-readable format within a reasonable time. We then delete the association's data in accordance with the data processing agreement.
9. Force majeure
We are not liable for delays or failures caused by circumstances beyond our reasonable control, such as outages at subcontractors, power or network failures, decisions by authorities, labour disputes or other similar events.
10. Changes to these terms
We may update these terms, for example when the service or legislation changes. The latest version is always available on this page. Material changes are notified to the association in advance, and continued use of the service after the changes take effect constitutes acceptance.
11. Governing law and disputes
These terms are governed by Swedish law. Disputes that cannot be resolved amicably are settled by the Swedish general courts.
Questions about these terms are always welcome at hello@samvaro.se.
